Is it possible and practical to check whether a client opted to tax his property?

I act for a limited company client which is looking to sell the freehold of its trading premises that it has owned for many years.

The premises comprise a factory and office with some further office space that has been let sporadically in previous years. A little of that space is still being let. An interested party has asked whether there is an option to tax on the property.

My client is certain there is no election. His previous accountant cannot be contacted (ceased trading) but my client thinks he can remember this being spoken about when the company started to receive rent. Further VAT has never been charged on rent – hence why he is sure. But is it necessary to check this with HMRC? How can this be done and what is the likely time delay to get a reply?

I also assume there is no benefit...
