My client Mr A has various high street shops which he rents out to local businesses. In one particular street he had several premises that were close to some estate agents’ premises. We have probably all noticed how these often tend to be located near to each other.

He was approached by a new local firm of estate agents who were looking for premises near to their competitors. Despite present national trading conditions the local housing market is quite buoyant and they were very keen to get established in this particular street and were apparently prepared to pay for the privilege.

It so happened that one of the shops was occupied by a professional firm (X partners) that are also clients of mine (having originally been introduced to me as new tenants of my client Mr A).
