Transferring family-owned properties into joint ownership.

My father died many years ago. Since then my mother and I (her son) bought two houses 20 years ago. One is our main residence and we have been renting out the other. We own the two houses as joint owners with equal share.

At the time of buying the properties we could not add my brother because he had some debt issues to deal with. Subsequently we bought another house a few years ago which we also rent; however the three of us bought this as joint owners with equal shares.

Now we would like to add my brother’s name as equal joint owner with myself and our mother for the main residence where we all live as well as making the three of us joint owners in the other house.

We have no intention of any money changing hands and I would like to know...
